The Bluegrass Station project involved stabilizing a commercial structure experiencing significant foundation distress. An exterior wall had severely bowed outward as a result of settled footings, causing the foundation to rotate and lean away from the structure. Immediate corrective action was required to restore structural integrity and prevent further movement.

Site Challenges

The primary challenge was addressing foundation settlement and lateral wall movement without extensive demolition or prolonged downtime. Existing footings had settled unevenly, creating voids beneath the structure and compromising both exterior walls and interior slab-on-grade floors.

  • Installation of 29 helical tiebacks to stabilize and restrain the bowing exterior wall

  • Installation of 8 push piers to reestablish vertical support beneath settled footings

  • Pressure grouting beneath the existing footings to fill voids and improve load transfer

  • Slabjacking of the interior floor slab to restore elevation and serviceability

MAGNUM’s high-capacity helical components provided immediate load-bearing support, allowing the structure to be stabilized efficiently and with confidence.

Results

The combined use of helical tiebacks, push piers, and pressure grouting successfully halted further movement, restored foundation alignment, and stabilized both the exterior walls and interior floor system. The solution minimized site disruption while delivering a durable, long-term foundation repair.
